Alan's investment experience began with his first property purchase at 18 years of age. Since then he has been closely involved himself, and with others, in wealth creation through residential property investment. With a real passion for residential property and a vast knowledge of the rental and mortgage market, Alan has over the years, helped clients create real wealth through this type of investment. A Brief History
Residential Rentals was formed under the Rolston Group of Companies in 2001 and as demand grew, the company branched into a stand alone and now consists of a dedicated team with a wealth of experience in Property Management. We have a large number of properties, nationwide, currently being professionally managed. Alan started building new homes pre 1996. He created Residential Property Investments Ltd as the sale and marketing arm and was arguably the first to build and market new homes to property investors in New Zealand using the New Zealand IRD chattels depreciation laws as his marketing tool.
At the beginning Alan had to compete with Australian marketers selling high rise apartments on the Gold Coast in Australia to Mum and Dad kiwi investors who were eager to get onto the property ladder. Alan was soon followed by many other well known brands, most of which have long since ceased to trade in New Zealand. The years 2007 and 2008 putting most of them out of circulation due to promises of rental guarantees that could not be met, and the lack of honest trading practices, seeing many investigated by the law.
Alan, through Residential Property Investments Ltd, sourced residential land throughout New Zealand with high capital growth potential, and marketed fixed price build contracts on free standing homes built to last from industry recognised materials i.e. Concrete Floors, Brick Walls, Tile Roofs and Weatherboard features along with a selection of high quality chattels.
The idea of putting tenants into a brand new home pulled all the heart strings of his clients who had spent many years creating equity in their own homes, whilst dreaming of living in a brand new home at some stage in their lives. Most could not get their heads around the idea of putting tenants into the new one, rather wanting to live in it themselves, until they attended one of his seminars in which he explained the simple method of having a tenant and the tax man pay for the majority of the cost of servicing the bank loan on the new home.
As time went on the increasing number of homes built for his clients needed managing professionally, and Residential Rentals was formed to meet this demand. Today some 300 investment property owners have their homes, which they purchased using Alan's $100 deposit purchase scheme, managed by Residential Rentals Ltd.
