At RESIDENTIAL RENTALS we are serious about our commitment to provide the best property management service to home owners. To make sure this commitment is not just lip service, we offer the following service guarantee to all of our owners as a measure of accountability.

Communication

 

·    We are available to you Monday to Friday either by phone or email (expect Public Holidays).

·      You can access up to the minute information on all the key aspects of your property from our website, 24 hours a day, 7 days a week.

 

Vacating Tenants and Letting 

 

Upon receipt of the vacating notice we will:

·    Advise you via telephone or email within 1 business day.

·    List your property on the internet within 1 business day and affect the agreed marketing.

·    We will conduct an unlimited number of viewings of your property until it is leased (subject to access provided to us by any current tenant).

·    Communicate with you at least once a week while your property is available.

·    All tenancy applications will be processed within 1 business day of receipt (pending complete details being provided by the applicant).

·    Advise you in writing of the property being let once the tenancy agreement has been signed.

 

Maintenance

 

·    You will be advised of all maintenance issues  by letter, telephone or email prior to proceeding unless the repair cost is under the agreed Authorised Repair Limit. (Unless the repair is legally defined as urgent).

 

Rent Collection

 

·    We have a zero tolerance rent arrears policy and endeavour to maintain minimum arrears at all times.

·    In the event that your tenant ever fails to pay the rent on time, we will pursue the rent arrears with the maximum speed the law will allow and you will be advised when the rent arrears has been paid.

·    Should termination of the tenancy be necessary, we will keep you informed throughout the legal process.

 

Rent Statement and Rent Funds

 

·    Your rent statement will be available to you 24/7 via a personal online member login area on our website.

·    We will deposit your rent monies into your nominated bank account on or within the 7th working day of the following month.

·    We will provide you with an Annual Expenditure Statement within 30 days of the end of the financial year.

 

Periodic Inspections

 

·    Your property will have an initial inspection free of charge within 6 weeks of a tenant entering the property.

·    We will carry out at least 2 charged periodic inspections of your property each year and provide you with a detailed report which can be reviewed on our website via our member log in area.

 

Property Outgoings

 

·    All agreed property outgoings will be paid on your behalf prior to the due date (subject to availability of funds).

 

Guarantee

 

·    If you are dissatisfied with the service you have received from Residential Rentals, and you have brought this to our attention and we have failed to address your concerns, then we will gladly continue the management of your property for the next month FREE of management fees.

·    NOTE: This guarantee does not apply when we are requested to carry out non-standard duties or matters outside our control e.g. a natural disaster or accident.
