Insulation Requirements

Here at Residential Rentals Ltd we have rolled out a full insulation procedure with all of our rental properties to ensure they are compliant with this law. For landlords who are unfamiliar with the regulations, we outline the main details below:

The deadline for all rental properties to meet insulation regulations is now just over a year away. Since July, 2016 all tenancy agreements should have contained an insulation statement and by July 1st 2019 all rental properties must have a level of ceiling and underfloor insulation, where it is reasonably practicable to install.

 

Since July 2016 its been compulsory:

  • for all tenancy agreements to contain insulation statements
  • the insulation statement must adequately describe the level of insulation in a rental property 
  • if you fail to do this, you can risk paying a penality of up to $500, payble to the tenant.

Insulation regulations come into force on July 1, 2019

  • landloards who fail to comply with the regulations are committing an unlawful act and may be liable for a penality of up to $4000
  • all rental properties must have the required level of ceiling and underfloor insulation where it is 'reasonably practicable' to install
  • walls are not required to have insulation

 

Insulation standards in your region:

The levels of insulation required will depend on what part of the country the rental property is in. Below is the guide on the R-values (the thickness of the insulation) required to comply.

  • they could qualify for a government subsidy
  • a warmer, drier property can command a higher rental
