At Residential Rentals Limited we are serious about our commitment to provide the best property management service to home owners and investors. Because we specialise in property management and we are good at what we do we have put our money where our mouth is by offering service guarantees that completely take the stress out of owning a rental property. We guarantee that once you entrust your rental property to Residential Rentals Ltd, we will look after it like our own.
We check rent payments on a daily basis meaning we stay on top of regular rent payments. We have strict policy and procedures for handling any arrears, so you can relax and know we have everything under control.
In the even that your tenant ever fails to pay the rent on time, we will pursue the rent arrears with the maximum speed the law will allow and you will be advised when the rent arrears have been paid.
Should termination of the tenancy be necessary, we will keep you informed throughout the legal process.
RENT STATEMENT AND RENT FUNDS
Your rent statement will be available to you 24/7 via a personal online member login area on our website.
We will deposit your rent monies into your nominated bank account within 2 working days of the mid-month and end of month statements.
We will provide you with an Annual Expenditure Statement within 30 days of the end of the financial year.
We will advise you of all maintenance issues by letter, telephone or email as we are made aware of these. If the repair cost exceeds the agreed authorised repair limit we will contact you to discuss the work and seek your permission to proceed (unless the repair is legally defined as urgent).
VACATING TENANTS & LETTING
Upon receipt of the vacating notice we will advise you via telephone or email within 1 business day.
We will list your property on the internet within 1 business day and implement the agreed marketing strategy.
We will conduct an unlimited number of viewings of your property until it is leased (subject to access provided to us by any current tenant).
We will communicate with you at least once a week while your property is available.
We will ensure all tenancy applications will be processed within 24 hours of receipt.
We will communicate with you so you have the final selection on your new tenants.
We will advise you in writing of the property being let once the tenancy agreement has been signed.
In addition to our guarantees that completely take the stress out of owning an investment property. We also stand by our service and commitment to you.
If you are dissatisfied with the service you have received from Residential Rentals, and you have brought this to our attention and we have failed to address your concerns, then we will gladly continue the management of your property for the next month free of management fees.
Please note this guarantee does not apply when we are requested to carry out non-standard duties or matters are outside our control. For example, a natural disaster or accident.
We are available for both you the owner and your tenant 24/7 in the case of an emergency.
You can access up to the minute information on all the key aspects of your property from our website, 24 hours a day, 7 days a week.
INSPECTING YOUR PROPERTY
Your property will have a comprehensive initial inspection when a tenant first moves in.
We will then ensure we are in contact with the tenant within 6 weeks of them entering the property and often pop in for a 6 week check of the property to ensure they have settled in nicely and are looking after their new home.
We will inspect the property every three to six months (dependent on the owner's and/or insurance company's requirements) each year and provide you with a detailed report broken down by room with supporting photographs which can be reviewed on our website via our online login portal. This report will detail any findings or maintenance issues and if there are any immediate concerns, we will contact you as soon as possible.
All agreed property outgoings will be paid on your behalf prior to the due date (subject to availability of funds).
